First-Time Home Buyer Checklist: What Actually Matters Before You Sign

Buying your first home is exciting — and overwhelming. Use this focused checklist to stay grounded and avoid costly surprises. Before You Make an Offer

  • Get fully pre-approved (not just pre-qualified) so you know your real budget.

  • Research the neighborhood for flooding history, insurance costs, and future development.

  • Review at least 3–6 months of recent comparable sales.

  • Factor in closing costs (typically 2–5% of the purchase price) and immediate move-in expenses.

During the Inspection Period

  • Hire a thorough general home inspector.

  • Strongly consider adding a structural evaluation if the house is older or shows any cracks, sloping floors, or sticking doors.

  • Check the roof age and condition, foundation, electrical panel, plumbing, and HVAC.

  • Look for moisture signs in basements, crawl spaces, and attics.

  • Test all windows, doors, and major systems.

Financial & Practical Reality Check

  • Calculate true monthly cost: mortgage + taxes + insurance + utilities + maintenance reserve.

  • Budget for the first-year surprises (appliances, minor repairs, window treatments, etc.).

  • Confirm school districts, commute times, and cell/internet service if those matter to you.

  • Read the HOA documents carefully if applicable.

Before Closing

  • Do a final walk-through the day of (or day before) closing.

  • Verify all agreed repairs were completed.

  • Confirm utility transfer dates.

  • Have your insurance binder ready.

A clear checklist won’t remove every risk, but it dramatically reduces the chance of major regrets.
